The four things every owner asks us

Do I get paid? Yes. Here is the rest.

Straight answers, from the official NYC HRA program documents (2026). Nothing else.

  • “If they don't pay?”

    The program's share does not come from the tenant. It is sent by the City of New York to you, month after month, as long as the household is in the program. A private tenant can lose a job. The city does not.

  • “Who moves in?”

    A family you meet and choose. We bring you two or three that fit the unit; you screen them the way you screen anyone. Many work. All have an approved voucher in hand.

  • “Will the city bother me?”

    One inspection: heat, hot water, no hazards, a valid C of O. We walk your unit first and tell you exactly what to fix. The lease is yours, one year, renewable if you want. Your house does not become rent-stabilized because of the program.

  • “What's the catch?”

    The deposit is an HRA security voucher, not cash: if there is damage, you claim against it. And paperwork takes time — that is our job, not yours. Our fee on CityFHEPS placements is paid by the program. You pay nothing.

What owners ask before they say yes

What do I pay you?

Nothing on CityFHEPS placements: the broker fee is paid by the city program, not by you and not by the tenant. For any other situation we agree on everything in writing before we start.

Who are the tenants?

Ordinary people and families. Many of them work — in stores, hospitals, restaurants, deliveries, schools — and the city gives them a hand so the rent gets paid in full, every month. Some are going through a hard stretch: a rent increase they could not absorb, a building that was sold, a job that changed. They have kids in local schools and they want a stable home. You meet them, you screen them the way you screen anyone, and you choose. What changes is only who sends most of the rent: the City of New York.

How long until I get paid?

The upfront check comes at the key-and-check exchange, after the packet is approved and the unit passes inspection. Timing depends on HRA; the difference is who pushes the file. We prepare it right the first time and follow up on every step.

What does the inspection check?

Basic habitability: heat and hot water, working systems, no open violations, a safe unit, a valid certificate of occupancy. We walk your unit first and tell you exactly what to fix, so you pass the first time.

I live in the house. Does that change anything?

It changes who you want upstairs — and that is exactly why you meet the family before you decide. The money side is the same: the program pays its share to you directly. Your house does not become rent-stabilized because of the program, and the lease is yours.
